Default Private house selling vs Estate Agents



I am selling my house on the North Shore. I need
advice!

What are the pitfalls of selling it myself?

I need to know because the Estate Agents that I have
spoken to so far are not very flexible in their
commissions.

Most ask for 4% on the first $200,000, 2% on the next
$300,000 and 1.5% on the rest. Some are even more
greedy and want 4% on the first $300,000!!!!

That is a lot of money when you consider that houses
have been selling in about three weeks and they get
the vendors to pay for all the advertising.

Only two have been prepared to reduce their
commissions so far.

Do you know any Estage Agents with more reasonable
commissions? I would think 2.5% on the total high, in
the UK you can negotiate to 1.75% or 1.5% of the
total.

What you want in a good agent is somebody lean and
mean with a quick turn over and a low commission. You
do not want a fat cat sitting around waiting for 4% to
fall into his lap :-(

Hungry B's, aren't they!

Every day we get leaflets in our mailbox, now they have started sending us
personal letters, and one even had the cheek to phone us! Property Press
must cost the earth to produce, and they shove it in our mailbox free every
week. No wonder they need high commissions. We have been here over 30 years
and are not going to sell.

Blood****ers. British estate agent fees are around the 1.5-2% of total price
mark.

They'll try to get you to auction. They do this because the auction process
puts them in a stronger position re influence and power. Remember; they are
less interested in getting you the best possible price than they are in get
'the deal' done in the shortest possible time. Stack 'em high and sell 'em
quick.


They can afford to play tough on that. The market's moving to a sloppier
stage. They'll be having fewer probs getting listings, mor probs getting
buyers to go ahead.

Slow sales and fat-cattedness doesn't occur. Think about it.
