Highlights: Log home 3+ bedrooms 3+ bathrooms 2500 square ft + 1600 square ft 2 bdrm rental unit Large, private property. Can be severed. 12 years old $12000 down, $500/month after rental income. This is a very unique log home. Chalet style, but with a more modern looking interior. Fully finished walk-in ba*****t can easily be converted into an in-law suite. The living area is open concept, cathedral ceilings, with huge beams running across and all oak hardwood floors. The kitchen is all custom oak as well. 2 large bedrooms upstairs, 1 downstairs with a walk-in closet. 2 full bathrooms upstairs (ensuite with Jacuzzi tub), 1 full bathroom downstairs. Laundry room, large recroom and small workshop downstairs as well. Gas heat, central air, central vac, air exchange unit. The 2 bedroom LEGAL apartment is very nice, also open concept, 800 square ft with an additional 800 square ft unfinished walk-in ba*****t, and has it's own electricity meter. Currently rented for $750/month+. The property is very large, 100 by 200, with many trees that give us great privacy. The house can't even be seen from the road until you're coming up the driveway. It is basically a country house on a country property IN THE CITY. We're 1 km south of the 401, 7 minutes drive to downtown. The lot can also be severed if you wish to sell or build another house on it. What I meant by '$12,000 down, $500/month' in the above section is this. We're asking $234,000. With the minimum down payment of approx $12,000, and considering rental income of $750/month (banks will factor this into the amount of money they'll let you mortgage through them if you have a rental lease, which I do), you're left with a mortgage payment of $541/month (based on the current 5 year closed interest rate of 5%). Why are we selling? I've gotten a new job in a new city, so we have to move. The closing date would ideally be December 31st, 2003, however we could possibly wait as long as May 1, 2004. Give us a call at 613-541-1834 or email jamiecontois@hotmail.com if you have any questions, or want to see the place. NOTE: square footage approximate. |
