Here we are $55K into our $25K reno and the house is finally on the market.

In a "And God said, 'Ha!'" moment, the submerged hot tub colored lights
burned out just in time for the open house and I couldn't get the pool guy
here before next week. We will get that fixed before any inspection but we
are pressing ahead.

It's time to flip this house...
